1. Easy Exit Listing Guarantee:
I can list your home for a minimum of 45 days. At any point, you are not satisfied with my level of service, you may terminate the listing immediately - No questions asked!FYI: I have never had a client terminate a listing agreement.
2. Commission:
All real estate commissions are negotiable in Tennessee. It is against state law to fix or permanently set commission rates. I ask for 7% commission (at closing)for my services.
3. FREE Home Staging Consultation
Before I add your home to the MLS, You have the option of having a FREE consultation with a local home staging company (Stage 4 Selling). Homes that have been professionally staged sell faster than those that have not, so you may want to consider hiring this company for an additional fee.
4. MLS/Realtor.com:
The most powerful tools that real estate agents use. This is what usually sells listed properties. All my listings are posted on RealTracs MLS as well as Realtor.com (the #1 real estate internet portal).
NOTE: On Feb.27, 2008, I noticed that only 12.6% of single-family homes listed on the MLS in Bellevue had 'Virtual Tours' (panoramic pictures that show up to 360 degrees of interior rooms. As of that same date, of my listings(single-family homes and condominiums)will feature 'virtual tours' on the MLS as well as my personal Web site
5. The Internet
Besides Realtor.com, my listings are seen on AOL Real Estate, Yahoo Real Estate, RealTracs.com, Google, MSN, Trulia, Oodle Nashville, Craigslist, Move.com and many more. Many listings can be found through Google sponsored links (37027.com, 37205.com, 37215.com, 37221.com)
6. HomeCenter Network/Shop 887:
Your home will be advertised on HomeCenter Network (Comcast Channel 49)as well as their OnDemand format (Shop 887). This allows viewers to search current listings "by area" - 24/7!
7. Open Houses:
I like to have an Open House on most properties during the first week on the market. Some owners do not want Open Houses which is OK - I leave it up to the seller.
8. Yard Sign:
Where permissable, a sign is placed on the property with agent telephone and website information.
9. Showings:
Showings are scheduled through The Realty Association front office. They are instructed to contact you for approval prior to confirmation. I do ask sellers to leave the property while it is being shown. Agents will have access to the property(see #10).
10. MLS Lock:
In most cases, a special MLS lock will be placed on your property to give real estate agents access for showings. The locks are safe and MLS approved.
Negotiation, Contract and Closing
1. Negotiation:
My job is to represent your best interests. This will be done with the utmost care and professionalism.
2. Contract:
Once we have a fully-executed contract, my job is not over. I will be coordinating inspections with the buyer's agent, the appraiser and termite company. I will schedule title work and the closing date as well. In other words, I will be with you every step of the way.
3. Closing:
You may use a title company of your choice or I can give you a list of local companies.
